VACANT HOME STAGING
Why stage a vacant home?
Vacant Home Staging Creates the Lifestyle Buyers Want
With an empty house, you are at the mercy of the market conditions and buyers/renters who cannot visualize the space, so the property objections take over. In addition, those same buyers or renters who can't visualize this space will 100% for sure be seeing other options that are actually furnished and or staged.
Price and condition must meet or exceed the expectations of the potential buyer. Empty rooms have no emotional impact. A staged home will always have more appeal, as it feels like home as everyone starts their hunt on the web. You don’t want potential buyers to swipe left - or ask what room is that? You only have one chance to make the striking and best first impression.
Staging is to Market the Home to Sell Faster & for More
Staging facts and statistics from NAR tell the hard cash truth as staging sells houses:
96% of buyers agent said staging has a positive affect on how buyers view a home.
85% of staged homes sell for over list.
81% of buyer's agents said staging made it easier for a buyer to visualize the home as their future home.
Your first viewing is your MLS photos. Staged rooms photograph exceptionally better so you get the best listing photos possible, getting buyers in the door faster.
Buyers stay in a vacant home an average of 5 minutes but will linger in a well staged furnished, home an average of 40 minutes. This is important because the National Association of Realtors says that the longer a buyer remains viewing in a listing, the more they look around and consider how life would be in this home, and are more likely to place an offer.
Realtors - Take Note
78% of expired listings are vacant homes. Price and presentation matters here and let’s face it, most vacant homes don’t show well. Poor listing photos also reflects you and your brand when potential clients research your past sales. Buyers look at every single fault in empty rooms, as they don’t convey a warm feeling of home. Stage every listing, so they show well, and sell faster, before listing on the MLS, and more importantly, before the client says they don’t want to renew the listing contract with you. Our Vacant Home Staging Process
Our process starts with a consultation.
Suggest minor repairs, updates or renovations. Big or small, we can project manage all, and make sure the home is ready for it’s market debut and to pass inspection.
Put together a proposal with budget and timelines. Once agreed to, we get to work on a staging design plan and project management for the home.
Gather Inventory: for vacant home staging, everything we bring in is like brand new and in perfect condition. Furnishings are chosen specifically for the architecture and style of the home.
*Note: With vacant home staging, the seller may also offer the home furnished for a higher price!
Install the completed staging.
Plan and schedule MLS photo shoot.
Once an offer is accepted, we discuss and plan the schedule of load out (if purchased unfurnished) after contingencies of the sale are removed.
