If we refer you to one of our trusted trade vendors for labor for your construction or renovation project, we have researched all available vendors in our area for this labor task, whether wallpaper hangers, window treatment installers, sheet rockers, plumbers, electricians, tile layers, flooring installers, etc.; we have conducted thorough due diligence on them, meaning we have checked their references, we have made sure they are state licensed, have proper insurance coverage and are bonded, (and we continue to check this once every 6 months), we have made sure they understand codes in our locality, we have worked with them on many jobs in the past and we have a trusted relationship with them which means they put our clients' needs first.
Our PM Coordination:
What does PM include? As the Project Manager, we have a long list of PM responsibilities where we coordinate all the project tasks on your behalf. We vet trades with you if needed. Once the trade has been selected, we form the strategy with your goals in mind. Som of the tasks include:
Review the scope of project work with the trades
Walk the job pre-construction
Review internal plans and timeline, budget, all materials, and product needed
Review the quotes
Set the schedule for a start date
Ensure all specified products are available for the start date and delivered
Check all products are installed to plan with inspections, review and weekly updates
Inspect for final punch list
Finalize the project and follow up to cure any issues
We perform periodic check-ins at job sites to check on progress at every step of the project. We verify that the correct product is used and that proper installation occurs as specified. We examine workmanship. We check every detail, and if there are flaws, we follow up to be sure that they are corrected. We are the PM coordinator for all tradespeople on your behalf, overseeing every aspect of all job tasks and costs.

If we design a new built in wall unit, and manage the carpenter, the company PM fee will be based on the time for service and all the material, like glass, hardware, wood, that the carpentry vendor charges as the final total cost for labor and materials on their invoice.
If we design a new kitchen or bathroom for you, we work with all the trade involved, and oversee the plumber for all new plumbing lines that must be installed for your new kitchen project. The company PM fee is based on the each invoice for the total costs for the plumber’s time, labor and materials.

We communicate and work efficiently with these contractors, which saves us time and from errors occurring. We select and source the best, appropriate products for your project with our expert knowledge, plus you get our company's preferred vendor pricing at cost, as we are transparent on that. That’s why our vendors bill the client directly, and the client pays them directly. In our terms, all goods are sourced through us, as we do not service goods not purchased through us. The vendors need quality control over what they install, and then clients have the benefit of a warranty. We advocate for you, check the quotes, confirm or correct invoices, and tell you when to pay the vendor. Our superior vendors are in our rolodex for many years and for a reason; they understand how we work and the performance level expected of their work. Its easiest when you know how your team works together!
If you want us to work with your vetted contractors outside of our team, as long as they can communicate and collaborate well, we're open to discussing project management and offering extra control for our clients, being available, intermediating and reviewing the GC and updating the clients to save them from frustration and confusion. A new build is far more intensive on all the parties involved. It takes trust and a good relationship with the GC to make this work efficiently and smoothly.
