Occupied staging is for you if you must live in your home while it sells.
Occupied home staging is a service offered by some (but not all) professional stagers where they arrange what you already have in your home, bring in carefully selected decor items, and make your house MLS ready for photography and showings.
At Domaine Luxe, we start with a Pre-market Evaluation, like all of our staging services, to view the property, condition, issues and concerns. Then we enhance your home to prepare it for profit by re-designing your space, using your furnishings, to encourage potential buyers to emotionally connect to the property. This “lived in” plan will be unique for you, your home and your family.
We offer these services usually in person at your property, but we are encouraging clients to participate in these appointments virtually. Ask us about this no contact safe procedure.

Occupied home staging differs significantly from a vacant home staging, in approach and budget, and is determined by the scope of work needed for your house to compete in the market. It all depends on your desired outcome of price point and budget to make it happen.

Occupied staging can be more complicated than staging a vacant home, as we will assess and use what you have that is appropriate for selling your house faster and for more money than your neighbors’ listings.
If the budget allows, we will augment your furnishings with on trend luxury items to create the desired effect.

We agree to a purchase budget to augment the furnishings you have
Home repair projects are completed - we can assist with project management as needed
We create an on trend design and staging plan perfect for your furnishings and house finishes
We install the plan
When we install the staging plan we rearrange your furniture as needed, optimizing the flow and the space.
We place luxury staging merchandise in the rooms giving the biggest impact to enhance the quality of your listing.
DIY STAGING:
For those on a strict budget we offer a DIY tutorial option of occupied staging. We start with our Pre-Market Evaluation and provide you, the home owner or realtor, with extensive instructions on how to best stage the home.
